Consultant / Broker vs. Lender

What's the difference — and why it matters to your file

Knowing who does what in your financing process helps you understand what we can promise, and what only a lender can.

What We Do

Consultant & Broker

  • Review your project and help you understand your financing options
  • Prepare and package your documentation for submission
  • Present your request to independent, licensed third-party lenders
  • Coordinate communication between you and the lender
  • Advise on structuring your file to match lender requirements

What Lenders Do

Independent Third-Party Lenders

  • Underwrite your file and assess risk
  • Set final terms, rates, and conditions
  • Approve or decline the request
  • Fund and service the loan
  • Make every lending decision — independently of us

Why It Matters

We work for you, not for a single lender

No conflict of interest

Because we don't fund loans ourselves, our only job is finding a fit between your project and a lender's program — not protecting a balance sheet.

Broader options

We work across a network of licensed lenders rather than a single underwriting box, so a "no" from one program isn't necessarily the end of the road.

Clear expectations

You always know who's making which decision — we prepare and present, the lender decides and funds.

Important: Shafi Capital Consulting, LLC is a commercial-loan broker and consulting firm. We do not originate, underwrite, or fund loans. All financing decisions — terms, rates, approvals — are made exclusively by independent, licensed third-party lenders.
